How much does a timber house cost in 2026?
This is the question almost every conversation with us starts with. "It depends" helps no one, so we have gathered real market benchmarks here and explained what the final amount depends on.
Prices per square metre
If you look at the published prices of timber-house companies in Bulgaria, you will see roughly the following picture for 2026:
| Stage of completion | Approximate price |
|---|---|
| Structural shell only (frame, walls, roof) | from about €500/m² |
| Shell-and-core: finished envelope with installations, no finishing work | about €700–850/m² |
| Turnkey: ready to move into | about €1,000–1,400/m² |
Prices are usually excluding VAT and very often exclude the foundation and design. When you compare quotes, check this first, otherwise you are comparing different things.
Example: a 100 m² house
At about €750/m² for shell-and-core you pay about €75,000 for the building itself. On top of that, add:
- Foundation – a reinforced concrete slab or strip foundations. The price depends heavily on the ground.
- Architectural and engineering design – often a few thousand euros.
- Municipal fees, surveying and soil investigation.
- Utility connections for electricity and water. On a new plot this can be a surprisingly large item.
- Finishing work, if you chose shell-and-core: flooring, bathroom, kitchen, doors, painting.
What the price depends on
Shape and number of floors
A compact rectangular house with a simple gable roof is the most cost-effective. Every corner, bay window or complex roof adds to the cost of both design and construction.
Insulation thickness
Thicker insulation costs more today but pays you back with lower bills every winter. In a timber frame the insulation sits inside the wall, so the price difference is smaller than with brick.
Windows and roof covering
PVC or aluminium, double or triple glazing, tiles or metal sheet: these choices can shift the budget by several thousand euros.
Terrain and access
A sloping plot, weak soil or a plot a lorry cannot reach all require extra work.
Shell-and-core or turnkey: which is better value?
Shell-and-core is cheaper on paper and gives you the freedom to choose the finishing work yourself. It makes sense if you have trusted tradespeople or know your way around renovations. Turnkey costs more, but you have one contractor, one contract and one guarantee, and you won't be coordinating five different trades. Most working families with little spare time choose the second option.
